From Old Furniture Factory to New Neighborhood: Factory Yards Is Coming to Grand Rapids
I’ll be honest with you. There is something about Grand Rapids taking an old furniture site and turning it into a place for people to live that just gets me.
This is Furniture City, after all. The buildings that helped make this town are getting a second chapter. That means new homes, new jobs, and new places to grab a coffee or meet a friend. And now a big piece of state funding is helping make it happen.
What’s Going On
The Michigan Department of Environment, Great Lakes, and Energy (EGLE) is awarding a $1 million Brownfield Redevelopment Grant to Factory Yards, a $146 million mixed-use project on Grand Rapids’ southwest side (WGVU News, Oct 9, 2026).
The site covers 13.4 acres across the 600, 800, and 900 blocks of Godfrey Avenue SW and the 600 block of Chestnut Street SW. It was once home to a furniture manufacturer built in the 1890s, and rail tracks ran through nearby parcels until 2022. The grant will pay for environmental cleanup and for rehabilitating three of the old industrial buildings.
Here is what Phase I is expected to bring, per WGVU:
At least 200 housing units
100 full-time and 100 part-time jobs
More than 31,000 square feet of commercial space
When every phase is done, the project could add up to 450 homes and 100,000 square feet of commercial space. Phase I is expected to wrap up in summer 2028.
Why This Matters for People Who Live Here
Big projects are nice. What I care about is what they mean for neighbors.
Factory Yards sets aside affordable homes: at least 10% of rental units for tenants earning less than 60% of the area median income, and another 10% for those earning less than 80% (WGVU News). That’s teachers, nurses, first-job grads, and young families getting a real shot at living close to the city they love.
Turning empty, contaminated land into homes and storefronts is a bet on Grand Rapids and the people who make it home. When a neighborhood grows like this, you feel it every day, not just in a brochure.
We don’t count deals. We count people. And people thrive in a town that grows with heart.
Feel-Good Corner
Factory Yards isn’t the only riverfront-to-reality story in town. On October 7, the City of Grand Rapids put out a call for a development partner for a nearly seven-acre, city-owned site in River North, at Monroe Avenue NW and Coldbrook Street NW along the Grand River. The city calls it one of the most significant publicly owned redevelopment opportunities in its recent history, with mixed-use zoning for buildings up to 5 to 7 stories. Submissions are due Nov. 16, 2026 (City of Grand Rapids; Crain’s Grand Rapids Business). More riverfront, more neighborhood, more reasons to love living here.
